VantageScore 4.0 Mortgage Update: What Buyers Should Check

In this guide
Can I use VantageScore 4.0 for my mortgage?
It depends on your lender and your particular loan, so ask which conditions remain. Fannie Mae announced broad lender availability on September 9, 2026, but the decision on your loan file stays with the lender.
Ask your lender whether it can use VantageScore 4.0 for your particular loan, which conditions remain, and whether it needs new property documentation. A credit-score headline is a reason to reopen that conversation, not a reason to order an unspecified engineering report.
Fannie Mae announced broad lender availability on September 9, 2026. Its Lender Letter LL-2026-06 describes the implementation. Freddie Mac also published a September 9 update for eligible mortgages. Read our central policy guide for the main distinctions and primary sources.
Ask a question your lender can answer
Instead of “Can you use my new score?”, ask “Which credit-score model can your team use for this loan program, and what would you need to evaluate that option?” The second question identifies both the available process and the next action.
Keep a dated record of the response. A social-media announcement, a consumer-app score, and the lender's loan-file decision are different things. If two borrowers are applying together, ask how the lender will handle the application as a whole.
Keep a separate property checklist
While the lender evaluates credit, identify outstanding property issues. Does the file involve a manufactured home that has moved, an unresolved foundation condition, aluminum-wiring documentation, or a structural alteration? Ask for each condition in writing.
There is no useful shortcut in treating all of these as “the engineer letter.” A foundation inspection and a report addressing a particular structural concern may need different information and different scopes.
Revisit a stalled file in the right order
- Confirm the lender is willing to reconsider the specific loan and property.
- Ask what changed in the financing path and what did not.
- Request the exact outstanding property conditions.
- Obtain an engineering quote that addresses those conditions.
- Confirm who reviews the completed work and the remaining closing steps.
This sequence can help avoid buying a report before the lender has identified an applicable program. It is a preparation process, not a prediction of approval or pricing.
Tell Scapular where your file is stuck. We can discuss the engineering question or a trusted lender source; lending decisions remain with the lender.
