Anatomy of a sealed report.
What underwriters actually open when they receive a Scapular PDF. Every report is structured the same way regardless of which service it came from, so lenders know exactly where to find what they need.
Four sections. One sealed signature on the last page.
A Scapular report isn't a form filled in on site — it's a structured document built around how FHA and conventional underwriters process inspection files. Cover page with property identification and inspection scope. Narrative findings with referenced photos. Photo appendix documenting every structural element cited. Final page: Scapular's PE seal, signature, and license number.
The format matches what underwriters expect. That's why our first-submission approval rate has consistently landed above 98% — the reports don't need a second pass to clear underwriting.

Documentation
A PE stamp is a signature on the line that says this structure is sound. It carries liability. It closes deals that a home inspection can't.

Why a licensed engineer — and why Scapular.
Every report Scapular delivers is stamped by a Professional Engineer in good standing. That signature isn't a formality — it's a legal credential that carries weight with underwriters, insurers, and title companies.
Licensed in seven states
Scapular Engineering holds active PE licenses in Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, and Indiana. One firm, one seal, every report in the network.
HUD & FHA fluent
Reports are formatted to FHA underwriting requirements out of the box — HUD data plate verification, permanent foundation compliance, and appendix-ready photo documentation.
Underwritten by liability, not marketing
A Scapular stamp is professionally insured and legally binding. When an underwriter requires a PE signature, this is the signature they're asking for.
One firm for the whole file
Need a structural inspection and a PFGMH report on the same property? One order. One engineer on site. One invoice. The network is built for exactly this.
How do I find a structural engineer in St. Louis?
Check two things first: that the engineer holds an active Professional Engineer (P.E.) license in the state where the property sits, and that the written quote names the exact report your lender, insurer, or permit office asked for. Scapular Engineering serves St. Louis and holds active PE licenses in seven states, including Missouri and Illinois.
Confirm the license
Look the engineer up on the state licensing board's public lookup. The license has to be active where the property sits: Missouri for St. Louis City and County, Illinois for the Metro East.
Match the report to the requirement
Read the condition your lender, insurer, or permit office sent, and make sure the written quote names that exact report. A general inspection does not stand in for a sealed engineering letter.
Ask who visits and who seals
The P.E. responsible for the report signs and seals it. Ask who makes the site visit and when the sealed PDF arrives. Most Scapular site visits take 45 to 90 minutes.
Request to report, in four steps.
Every inspection in the network — regardless of which spoke site it's ordered from — follows the same workflow. This is it.
Request
Submit the property address, inspection type, and lender contact through the relevant site. The hub routes the request to the right service queue automatically.
Schedule
We confirm property access and arrange the field visit. Your quote confirms the field-visit window, report-delivery target, and any rush fee.
Inspect
Field inspection, photo documentation, foundation measurements, and any additional tests the scope requires. Most properties take 45–90 minutes on site.
Deliver
Our P.E. reviews the findings and signs and seals the report. We deliver the PDF on the schedule confirmed in your quote and help with questions about the engineering findings.
