How can we help?

Tell us where you’re stuck. We’ll respond within one business day.

Choose a topic so we can start with the right question.

Email or phone is enough. Use whichever works for you.

Add property details or a deadline Optional

This sends an enquiry, not a loan application or inspection order. Please leave out credit-report details, Social Security numbers, and account numbers.

01 / Get the right conversation started

Need a manufactured-home lender? We can help with a trusted source.

A manufactured home can raise questions about its foundation, title, installation history, and loan program. Start with a lender that can evaluate the property you actually have.

Call Scapular or send an enquiry. Tell us whether you’re buying or refinancing, where the home is, and whether it has been moved. We can discuss a lender source and help you prepare the property questions to ask.

Already have a lender? Keep that relationship. Send us its written engineering requirement.

02 / A new reason to revisit the question

The manufactured home has been moved. What happens now?

Freddie Mac update
September 2, 2026

A moved manufactured home may have a conventional financing pathway under Freddie Mac Bulletin 2026-12. Start with lender eligibility, then match the engineering inspection to the requirement.

01

Confirm eligibility

Ask the lender to review the specific home and loan. This Freddie Mac change does not automatically change FHA, Fannie Mae, or another program’s requirements.

02

Scope the structural report

The home needs a structural-integrity inspection by a licensed professional engineer or an appropriate public authority. The lender keeps the report in the mortgage file.

03

Check the remaining conditions

The site must meet the bulletin’s zone conditions. The lender must also address restrictions on relocation and setup costs and the required loan-delivery information.

See the zone and loan-proceeds conditions

The current site must not have more restrictive wind, roof-load, or thermal-zone requirements than the home was built for. Mortgage proceeds cannot fund delivery and setup, anchoring, site development, installation, or permanent utility connections, including wells and septic systems. The lender also has delivery requirements. The official bulletin controls the full conditions.

03 / Turn a condition into a clear request

“The lender needs a report.” Let’s get more specific.

Different documents answer different questions. Use the actual wording from the lender, insurer, or title company to help us identify the scope.

Manufactured-home structure

For a structural condition, relocation question, or requested engineering evaluation. Start with the written requirement and any prior reports.

Discuss the structure

Foundation certification

For the foundation criteria specified in the loan file. Confirm the applicable standard with the lender before ordering a certification.

Ask about a foundation

Affixation & title paperwork

For a permanent-foundation or real-property conversion question. Coordinate the engineering report with the title company and recording jurisdiction.

Untangle the paperwork

Aluminum-wiring conditions

For an insurer’s or lender’s request involving wiring repairs or certification. Bring the requested evidence and available repair records.

Discuss a wiring condition

Walls, cornices & structural concerns

For proposed work, a visible concern, or a closing condition. Share the property location, what changed, and any permit or contractor documents.

Ask a structural question

04 / Credit update, practical next step

Heard about VantageScore 4.0? Ask what your lender can use.

On September 9, 2026, Fannie Mae and Freddie Mac expanded VantageScore 4.0 availability for approved lenders and eligible loans. Lender adoption and the loan’s requirements still matter.

Fannie Mae allows eligible Desktop Underwriter 12.1 loans to use Classic FICO or VantageScore 4.0. When using VantageScore, its guidance requires the same model for all borrowers and scores from all three bureaus. Manually underwritten loans still use Classic FICO.

A different score model does not resolve a property condition. Keep the credit conversation with your lender and bring the engineering question to Scapular.

Help me find the right next step

A practical handoff

From “we’re stuck” to a defined next step.

You don’t need the perfect terminology. Send us the question in the decision-maker’s own words.

Start your enquiry
  1. 01

    Tell us about the property

Choose a topic, give us the state, and leave a way to reach you. Add the address and deadline if you have them.

  2. 02

    We discuss the request

We’ll identify the engineering question, discuss a lender source if needed, and clarify what information is missing.

  3. 03

    Confirm scope before you order

If an inspection is appropriate, confirm service area, pricing, and scheduling. Your lender, insurer, or title company handles its own approval.

Questions before you enquire

A few things worth clearing up.

Still unsure which option fits?

Call (573) 275-7647
Can you help me find a manufactured-home lender?

Yes. Call Scapular or choose the lender-source option in the form. Tell us the property state and whether you are buying or refinancing. We can discuss a trusted lender source; the lender confirms the programs it offers and whether your property and application qualify.

Can a manufactured home that has been moved get conventional financing?

A qualifying moved manufactured home may be eligible under Freddie Mac Bulletin 2026-12, issued September 2, 2026. Conditions include a structural-integrity inspection, site-zone compatibility, restrictions on the use of loan proceeds, and lender requirements. The report alone does not establish eligibility. Ask your lender to review the specific home before ordering a report.

Is a structural-integrity report the same as a foundation certification?

They answer different questions. A structural-integrity inspection evaluates the structural condition within its agreed scope. A foundation certification addresses the foundation criteria required for the loan file. Send the lender’s exact condition so Scapular can discuss the appropriate scope; one document should not be assumed to replace the other.

Does VantageScore 4.0 remove the need for an engineering report?

No. Credit scoring and property requirements are separate parts of a mortgage review. A lender’s use of VantageScore 4.0 does not remove a foundation, structural, title, or insurance condition. Ask the lender which score model it can use and which property documents remain outstanding.

What if I already have a lender?

Keep working with your lender. Send us its written engineering condition, the property state, and any closing deadline. We can discuss the report scope and what information is needed for an inspection quote. You do not need to change lenders to ask Scapular about an engineering requirement.

What should I send before ordering a property report?

Start with the property address and state, the lender’s or insurer’s written request, your deadline, and any existing reports. For a manufactured home, include available HUD label, data-plate, installation, and relocation records. You can ask an initial question even if some records are missing.

How much will the inspection or report cost?

The quote depends on the property, location, requested scope, and any additional investigation. Ask Scapular to confirm scope, pricing, and scheduling before ordering. Sending this guidance form is not an inspection order or a loan application.

Can you help with aluminum wiring, a wall, or a cornice?

Yes, you can use this form to discuss an engineering question involving aluminum wiring, a load-bearing wall, a cornice, or another structural concern. Tell us what the lender, insurer, contractor, or permitting office requested. We will discuss the appropriate next step and confirm whether the property is within the service area.

Your file doesn’t have to start complete

Bring us the question. Let’s find the next step.

A lender source. A moved home. A report you’ve been asked to provide. Start with what you know.

Scapular handles engineering and can discuss a trusted lender source. Your lender determines financing eligibility; your insurer determines coverage.
