FHA new construction inspections in Arkansas.

Building in Arkansas with an FHA loan, on a lot where no one issues a building permit and a certificate of occupancy? The lender needs three inspections, each written up on a HUD-92051 Compliance Inspection Report. Call before the footing is poured.

Does Arkansas inspect new homes outside city limits?

Arkansas adopts a residential code statewide, but permits and inspections are handled locally. In the unincorporated parts of many counties, no office issues a building permit or a certificate of occupancy for a house.

The code applies to the house either way. What is missing is the local paperwork an FHA lender would normally collect, which is why the lender asks for the three inspections instead.

01

Ask the county or city two questions

Do you issue a building permit for a new house at this address? Do you issue a certificate of occupancy when it is finished? Call the office that would issue them and ask before you break ground.

02

Tell the lender if either answer is no

Without both documents, an FHA lender asks for footing, framing, and final inspections instead. Get the loan officer to confirm in writing who the file can use to do them.

03

Book the inspections around the pour date

Send us the lender's condition, the plans, and the builder's schedule. Scapular holds an active PE license in Arkansas, and each visit produces its own HUD-92051.

The three inspections, in order.

Two of the three are of work that gets covered, so each has to happen at its stage. Read how the HUD-92051 inspections work.

01

Footing

Before the concrete pour, while the excavation, forms, and reinforcing can still be seen.

02

Framing

Before insulation and drywall, while the framing, connections, and load path are open.

03

Final

When construction is complete, including grading and drainage away from the foundation.
