Manufactured Home Inspection Quotes: What to Prepare

In this guide
A manufactured home inspection quote starts with the property and the report you need. Send the address, lender’s written requirement, known alterations, and requested timing so the engineering team can define the appropriate scope.
Request a written inspection quote. Include the details you have and identify anything still missing.
What are you paying for?
An engineering inspection is more than time at the property. The assignment may include reviewing the requested scope, arranging access, documenting accessible conditions, evaluating findings, and preparing the engineering report. Ask which of these items the quote covers and who will sign the finished document.
A general home inspection, a foundation certification, and an assessment of a specific structural concern answer different questions. A lower price is not a useful comparison if it buys a different report. Our guide to home inspectors and structural engineers explains how those services fit together.
Five details that affect the quote
1. The property location
Provide the complete address and state. Travel, scheduling, and the availability of an engineer licensed for that state can affect the assignment. A ZIP code helps with an initial conversation, but an exact property address is more useful for a written quote. Check Scapular’s coverage before planning the visit.
2. The lender’s actual report request
Send the wording you received rather than choosing a report based only on its name. “Engineer’s letter,” “foundation certification,” and “structural report” may refer to different scopes in different files. If the lender names a foundation standard or asks about an addition, include that information.
3. Access and available records
The team needs to know who can provide entry and whether the relevant areas are accessible. Existing reports, installation records, and photographs can help define the work. Tell the engineer about known access limitations before the visit; do not enter unsafe areas to collect information.
4. Additions or unusual conditions
A porch, room addition, attached structure, or concern identified in another inspection can introduce a separate question. Describe these features when requesting the quote so you understand whether they are included or need a different scope.
5. Timing and additional visits
If you have a closing deadline, state both the closing date and the lender’s report deadline. Ask about availability and any rush charge before booking. If repairs are required, confirm whether a later review or return visit would be separately priced.
Questions to ask before you book
- Does this quote cover the report my lender requested?
- Who performs the site work and who reviews and seals the report?
- Are travel and the written report included?
- What information or access must be available on inspection day?
- What happens if a concealed condition needs further investigation?
- Are repair design, a return visit, or revised documents included or separate?
- When can the visit take place, and when should I expect the report?
Keep the written answers with your property file. They make it easier to compare providers and coordinate the people who need the report.
Does paying for an inspection guarantee certification?
No. The fee covers the agreed professional work. The findings determine whether the engineer can provide the requested certification or needs to identify deficiencies, limitations, or further investigation. A promise that every property will pass is not a substitute for an inspection.
The lender also makes its own decision about whether the report satisfies the loan condition. For a foundation question, start with what PFGMH certification means.
Get a quote with the right scope
Send the address, your contact details, the written report requirement, and the requested timing. If you do not have every document, explain what you are trying to accomplish. Request a manufactured-home inspection quote or review the manufactured-home inspection service before getting in touch.
